  • Stains and odors: Bats often enter through small gaps, and over time, the oils from their fur leave a brownish stain around these entry holes. You might notice greasy brown stains on your soffit, roof edge, or around attic vents. The smell of ammonia (from guano and urine) can become very noticeable if a colony is large.
  • Sightings at dusk: If you step outside at sunset, you might see bats swooping around your roofline, or notice them exiting from a particular spot on your house. Observing your home at dusk can often reveal where bats are coming out – you’ll see them flutter out in ones or twos.
  • Health symptoms: Although rare, if anyone in the home develops unexplained respiratory issues, it could be from histoplasmosis – a fungus that grows on bat guano. This is more a risk with very large accumulations, but it’s a serious reason to address bat infestations promptly. (We always wear proper protective gear when dealing with bat cleanup.)

Our Humane Bat Removal Process (Exclusion): Bats are protected under Florida law, which means we cannot trap or harm them. Instead, we perform exclusion, which is a technique to evict bats without hurting them. Important: Florida has a bat maternity season from April 15 to August 15 each year during which exclusions are not allowed (to avoid trapping flightless baby bats inside). We schedule bat removals outside that window unless there’s an emergency with FWC approval. When we arrive, we first identify all the bat entry points – these might be gaps along the roofline, cracks in the siding, open attic vents, or spaces behind fascia boards. We often do this by observation at dusk and by inspecting for guano and staining. Next, we install one-way exit devices (often called bat cones or exclusion tubes) over the main entry holes. These devices allow bats to fly out at night but prevent them from re-entering. We leave these in place for several nights to ensure the entire colony has left (bats typically go out every night to feed). While the devices are up, we seal every other secondary opening we found – basically any gap 1/2 inch or larger gets sealed with caulk, mesh, or foam, so bats can’t just find a new way in. After we’re confident all bats are out, we remove the one-way devices and seal the last holes. This effectively locks the bats out of your attic. They will fly around, unable to get back in, and eventually move on to find a new roost (we can suggest installing a bat house on a tree as an alternative roost site, which some clients opt to do). Once the bats are excluded, our work isn’t done – we then address the mess they left. Attic sanitizing and restoration is crucial after a bat infestation. Our team will carefully clean up the guano (using HEPA filters and protective suits to avoid stirring up harmful spores). We disinfect and deodorize the area to eliminate lingering smells and health hazards. If insulation is heavily soiled, we can remove and replace it. Throughout this process, our methods adhere to Florida’s guidelines for humane bat exclusion, ensuring no bats are harmed. Bat removal costs can vary due to the complexity of exclusion and cleanup, but removing the bats generally start at $300. We’ll provide a quote based on the size of the colony and the extent of cleanup needed.

Common Bat Entry Points: Bats can squeeze through very small openings – as small as 3/8 of an inch (the width of a dime). In Zephyrhills homes, we often find bats getting in through:

  • Roofline gaps: Spaces between the fascia board and roof, or gaps at gable peaks. If your home has Spanish tile roofing or barrel tiles, bats can sometimes get under the curved tiles.
  • Attic vents: Unscreened or poorly screened gable vents, ridge vents, or soffit vents are basically open doors for bats. They can easily push through loose mesh.
  • Soffit gaps and construction gaps: Many homes have tiny openings where different building materials meet (like where a dormer meets the main roof). Bats explore and find these gaps.
  • Chimneys: If a chimney lacks a proper cap, bats might roost inside or on the smoke shelf (though they prefer tighter spaces usually).
  • Behind shutters or siding: We’ve seen bats tuck up behind wood shutters on windows or in gaps in siding, especially if there’s an opening leading into a wall cavity from there.

Bat Prevention & Aftercare: After we’ve excluded the bats and cleaned up, preventing a re-infestation is usually just a matter of maintaining a good seal on your home. We’ve already sealed the openings, and that often lasts for many years. We recommend periodic inspection of your roof and eaves (which we can do as part of our service schedule) to catch any new gaps from weathering or new construction. If you chose to put up a bat house on your property, that can give evicted bats a safe place to go and still benefit from them eating insects – and they’re less likely to try getting back into your attic. If there were a lot of parasites (like bat bugs, mites, or fleas) we can perform a treatment for those as well. After cleaning, we can install fresh insulation to bring your attic back to proper condition (we offer insulation replacement services, using materials with the right R-value for Florida homes). We also repair any minor damage the animals caused – for example, fixing chewed electrical wires (in coordination with an electrician as needed), replacing gnawed wood, or reattaching vent ducts that were torn.
